Bracknell, Berkshire

Bracknell, Berkshire Bracknell, Berkshire We have been awarded planning permission (on appeal) to create an additional dwelling at 1 The Green, Bracknell RG12 7BG. Currently the house is a 5-bedroom semi-detached house (7-bed HMO) and is in need of complete refurbishment; a new heating system, new pipe work and electrics and cosmetic upgrade. The overall project is to create an additional dwelling house by extending the existing 5-bed detached house with a double-storey back and side extension and a further single storey extension. On completion of the building works we will have TWO dwelling houses; the existing house will be a four-bed terraced house (6-bed HMO) and the new structure will be a three-bedroom end of terrace house (5-bed HMO). Please see attached below CGI images which show you what the new scheme will look like. Watford, Hertfordshire

Watford, Hertfordshire Watford project The Watford project is a new build, ground up development. We bought the site in November 2018 with planning permission in place for four 1-bed apartments. This is a joint venture project with Eco Build Group who are also the main contractor on the project. The site was initially a warehouse behind a commercial building, which was demolished prior to us purchasing the site. We started the foundation works in February 2019 due to party wall issues and challenges with the Health & Safety sign off and also due to underpinning. These issues were dealt with methodically by Romey Chopra and the contractor Eco Build Group and a way forward was agreed. Caversham Project

Caversham Project Key features – Semi detached   – Corner plot   – Four bedrooms   – Two reception rooms   – Wood flooring Luxury kitchen   – Garage   – Garden Cellar   – Sash windows Full description A  substantial Victorian end of terrace town house within easy reach of Reading town centre. The house offers a decent kitchen, stripped wood flooring and high ceilings. There are four great sized double bedrooms, two reception rooms and a cellar. Add value The plan is to convert it to a 6-bedroom high end Professional house share. Externally there is a large garden and we have applied planning permission to build a two bedroom detached house in the garden. Issues the garage cannot be used as a bedroom due to ceiling height restrictions. The utility room is damp, has a flat roof and single skinned extension. Subsidence in the soil caused cracks in 1989 and the property was underpinned in 1990. Insurance companies would not insure it so a structural survey was undertaken by vendor which proved that there was no subsidence since the underpinning was done. At 7 rooms the planning exercise seems to be too costly for just 1 room over the planning threshold. There is only 1 bathroom in the house and to achieve premium rents we will need to add ensuites to all bedrooms. My 10-step action plan from exchange to income generation. Liaise with architect and planning consultant for the new build project. Issue two months notice to tenants to vacate the property. Submit planning application. (approx 8 weeks). Start the refurbishment as soon as the tenants moved out. Manage and monitor the refurb. HMO readiness. (Furniture, staging, kitchen & bathroom accessories). Submit HMO licence application. Market the property. Tenants check ins. Generate Passive income.
